Located in Jacksonville Florida, Sterling Ridge includes homes in Trevor Green and Grogan's Bluff Unit Two. The homes along Wilderland Dr., Hobbit, Jester, and southern parts of Celebrant Dr. are in Grogan's Bluff Unit One, and are not part of Sterling Ridge. Grogan's Bluff Unit One has their own association.
The St. Johns Water Management Bureau mandates that any subdivision built in recent times that includes bodies of water used for retention and drainage must have a homeowners association. That's because they want US to take care of these bodies of water once they are put here. Makes sense, doesn't it? So for those of you who wonder "why do we have to have an association?", that is why.
The Sterling Ridge Homeowners Association is comprised of all the homeowners who elect to buy here. When you move into Sterling Ridge, you automatically join at closing. All of the costs of running the association (a not-for-profit corporation) are divided by the number of homes in our development (524), and this is how we arrive at the DUES you are charged annually. The dues can only go up 5% per year, a very small increase.
Included in our annual budget are items such as
Lake maintenance
Common property maintenance
Maintenance and Insurance for common property
Postage and office supplies
Accounting and management costs
Legal costs and fees
All this information is presented and approved by the board at our Annual Meeting, which is held in November of every year.
When you buy a home in Sterling Ridge, you agree to be bound by the COVENANTS & RESTRICTIONS [see Covenants under the Forms & References button]. The C&R's mandate things you can and cannot do as a resident of Sterling Ridge. The Sterling Ridge Board of Directors is comprised of residents who volunteer their time and energy to make our neighborhood a better place to live. This board is voted in at our annual meeting. Any resident in good standing can be on the board [BOD].
Since we are all volunteers, there is no Sterling Ridge "office" as such. All of us have regular jobs during the day.
